Six signs indicate structural water damage under tile: a hollow or drumming sound when you tap tiles with a coin, cracked or crumbling grout, tiles that crack or shift, dark staining or chalky efflorescence around grout lines, soft or spongy spots underfoot, and a persistent musty odor. A hollow tap means the tile has debonded from the substrate — moisture has degraded the thin-set or swelled the subfloor beneath it.
Catching subfloor damage early can cost $800 to $2,500 to address. Waiting until floor joists are involved escalates the repair to $5,000 to $15,000 or more.
Visual inspection alone cannot gauge the extent of damage beneath tile. A certified professional uses thermal imaging and calibrated moisture meters to map saturation accurately. Where mold is present, IICRC S520 remediation is required before the substrate can be enclosed again.
